In the article the estimation of Baku territory on a complex of geological and geomorphological parameters for the subsequent zoning territory has been made. Thus relief of territory, hydro-geological conditions and seismicity of territory, swamping and bearing ability of soil have been attributed to number of the basic criteria. As a result of the researches which have been carried out by the method of mathematical statistics – the cluster-analysis, the territory of Baku has been divided into 7 typological areas. The allocated areas can be used in the further works at planning and building of the residential areas of the city. In the work the brief characteristic and recommendations on transformation of these areas in Baku are also resulted.
